The real estate market in Singapore has experienced a noteworthy resurgence during the second quarter of the year. This upbeat trend is characterized by a significant increase in new home sales, which rose by 6.4% compared to the previous quarter. Despite facing challenges with new property launches, buyers have shown resilience and eagerness to invest in their residential needs.
According to recent findings from Savills, a total of 2,141 new homes were sold during this period. This figure stands in stark contrast to the previous quarter’s performance, where sales had plunged by 31.5%. Year-on-year comparisons show an impressive growth rate of 76.7%, jumping from 1,212 units sold last year.
Launch Trends and Market Dynamics
During this same timeframe, developers introduced only 1,783 private residential units into the market—a decrease of 3.3% from the previous quarter but still representing a year-on-year increase of 17.3%. The launch volume for this quarter was noted as the lowest since Q2 of 2025 when just 1,520 units were released.
Interestingly, the Outside Central Region (OCR) emerged as the frontrunner for sales activity, experiencing a remarkable jump of 63.1% QoQ to reach 1,494 units sold, accounting for roughly 69.8% of all primary-market transactions. In contrast, the Rest of Central Region recorded a commendable rise as well, with sales climbing by 44.3% to reach a total of 577 units.
However, it is worth noting that transactions within the Core Central Region (CCR) suffered considerably—plummeting by an alarming 90%, with only 70 units sold during this quarter. This decline is particularly marked as it coincides with no new projects being launched in the CCR for the first time since Q1 of 2017.
Key Projects Driving Sales
A careful examination of launched projects reveals several standout performers contributing significantly to overall sales figures during Q2. For instance, Tengah Garden Residences demonstrated exceptional success by securing sales on nearly all its available units—selling 861 out of a total of 863 units by the end of June.
Similarly noteworthy is Vela Bay which managed to sell approximately two-thirds of its stock with sales reaching up to 371 out of its initial offering of 515 units. Hudson Place Residences also made an impact with sales hitting about half its inventory at 194 out of a total of 327 units sold.
Secondary Market Performance
The secondary housing market has not lagged behind either; it recorded an encouraging upswing with transactions increasing by almost 17.9%, culminating in approximately 4,007 units changing hands. This rebound follows two consecutive quarters where secondary-market activity had declined.
Savills suggests that one potential explanation for this resurgence lies within the restricted number of new launches available on the market, which may have nudged some prospective homeowners towards exploring options within resale properties instead.
The Future Outlook
This recent growth trajectory signals positive trends for Singapore’s real estate sector moving forward into subsequent quarters. The combination of strong demand alongside limited supply dynamics could continue influencing buyer behavior and market conditions alike.
As we navigate through evolving economic scenarios and shifting buyer preferences post-pandemic, it’s crucial for stakeholders—from developers to potential homeowners—to remain vigilant about these trends while also considering future investment opportunities.
