The real estate landscape in Singapore continues to evolve, and current developments indicate renewed interest in en bloc sales. One such notable instance involves Gilstead Court, a freehold condominium located at 52 Gilstead Road, which has recently launched its collective sale tender at a reserve price of $198 million. This price translates to approximately $1,874 per square foot per plot ratio based on its gross floor area of 105,671 sq ft.
Should the bonus GFA for balcony space be taken into account, the effective land rate adjusts to around $1,751 psf ppr. The marketing responsibilities are undertaken by JLL, highlighting their role as the sole agent for this public offering.
A Long Road to Sale
Interestingly, this marks the fourth attempt by the owners of Gilstead Court to secure a successful buyer since 2005. Achieving more than 80% agreement among owners took about six months during this latest effort. The previous attempts were marred by various challenges that ultimately thwarted potential sales.
One significant setback occurred in June 2013 when an offer from Tuan Sing Holdings was stalled due to dissent from five owners who opposed the sale conditions. Their objections led to legal complications that set a precedent concerning good faith requirements in collective sales.
Market Conditions and Previous Attempts
The fluctuating market conditions have also played a crucial role in past failures. For instance, during an attempted sale in June 2018 at a reserve price of $168 million, no bids were received. This lack of interest coincided with changes in government policies regarding stamp duties that made it less attractive for developers to invest.
Despite these setbacks, optimism remains high for this current tender as it offers a competitive reserve price compared to recent Government Land Sales (GLS) plots nearby. Comparatively priced at $1,874 psf ppr puts it just above two GLS sites awarded recently for residential development.
Potential for Redevelopment
Gilstead Court encompasses three four-storey blocks built in 1978 and occupies a site area of 75,479 sq ft. It currently contains 48 apartments ranging between 1,389 and 1,464 sq ft each. If redevelopment occurs under maximum allowable limits dictated by existing regulations, it could yield approximately 98 new units averaging around 1,076 sq ft—an appealing prospect for developers.

Location Benefits
The strategic location enhances its appeal significantly; nestled between Newton and Novena MRT stations and surrounded by esteemed educational institutions such as Anglo-Chinese School and St Joseph’s Institution further elevates its desirability among potential buyers.
This prime positioning not only makes it attractive for residential living but also adds value from an investment perspective—both essential factors driving developer interest in revitalizing older developments like Gilstead Court into modern living spaces.
The Future Outlook
The aim now is for the owners to see through this fourth collective sale attempt successfully. While securing initial owner consent was an important milestone achieved earlier this year, convincing developers that profitable redevelopment can be achieved on this site will remain challenging given its lower plot ratio relative to competing projects in the vicinity.
